FAQ
Questions we hear before the first call
How long does a roof last?
Asphalt shingles roughly 20 to 30 years, metal 40 to 70, flat membranes 20 to 30. Ventilation, ice and snow load move the number.
How much does a new roof cost?
It depends on the squares, the pitch, the material, the layers and the deck. We don't post prices; we post what decides them, on the estimate page.
Do I need a permit?
Almost always for a full replacement. We pull it where the town needs one.
How long does a replacement take?
Most houses one to three days. Winter can stretch it.
What are the signs I need a new roof?
Curled or missing shingles, granules in the gutters, daylight or stains in the attic, damaged flashing and ice dams every winter.
What warranty do I get?
Two pieces: the maker's material warranty, and our workmanship warranty, each with its own terms, in writing.
What does lifetime mean?
Usually as long as you own the house, for the maker's defects only, and it is not a promise the roof never leaks.
What is ventilation, and why does it matter?
Cold air in at the soffits and out at the ridge keeps the attic cold and dry. Poor ventilation feeds ice dams and can void some warranties.
What causes ice dams?
Heat from the house melts snow on the roof. The water refreezes at the cold eave and builds a ridge of ice. Seal, insulate and ventilate to prevent them. Steam, don't chip, to remove them.
Do you require a deposit, or offer financing?
That's in your contract. We'll go over it at the estimate, with any terms in writing.
