What we do on a roof

Roofing for houses that carry snow for five months. Six things we do, and where to read about each.

  • Shingle, standing-seam metal and low-slope roofs, with an ice barrier at the eaves and a vented ridge.

  • Hot-water steam that melts channels through the ice so water can drain, from November to March.

  • Flashing, chimneys, valleys and vents. We say whether it's a patch or a replacement, and why.

  • Soffit intake, baffles and ridge exhaust, so the attic stays cold and the snow stays put.

  • A walk through the attic with a written list of the gaps that heat the roof deck.

  • A fall check, clear eaves, and a place near the front of the steaming list.

Lifespans

How long each roof lasts, in snow country

Ranges, not promises. Age, ventilation, the pitch and how much snow sits on it all move the number.

  • Asphalt shingles

Roughly 20 to 30 years. Architectural shingles sit at the long end; ventilation and an ice barrier help them get there.

  • Standing-seam metal

Roughly 40 to 70 years. It sheds snow fast, so guards matter over doors and walks.

  • Flat and low-slope membrane

Roughly 20 to 30 years. Slope to the drain and sound seams decide it.
